I am a contractor in Atlanta and a $15/sqft rehab is basically interior paint, paint cabinets, countertop, new tile, new fixtures, flooring, etc but you have no room for any system upgrades or any problems to arise (rotted floors, faulty wiring, etc)

I find it amusing that Michigan City comes up in so many threads discussing good rental markets for multi family and rentals.

Historically, I've had a lot of success with multi-families. 

I'm interested in small multi-family properties in which I could house hack for a year or two. 

Can any of you recommend books that you have read that were helpful in gaining perspective on the property management industry as a whole as well as "best practices" for setting up systems and processes for offering property management to investors?

There is another system I installed into a small multifamily complex we purchased last year which was from True Submeter (disclaimer: I am now a sales rep for them because I think they are awesome!)

Would someone be able to explain to me FHA requirements on Multi Units?
