If you are buying something built in the 80s, a late 70s through mid 90s built property will be achieving comparable rents. 

We are also focusing on getting our credit scores into the mid to high 700s to help us get the financing we need for our investments and of course savings as much of our salary as we can to help have some cash reserves if and when things don't go according to plan.

In my opinion yes, everything is pretty much mid 2000s build 2000+ sqft and priced $550k ish and up if you are looking for value Eastvale isn't the place in my opinion.
