The spread between the purchase price and their asking price is not very large but they’re already taking in fees both on the initial purchase (from seller) and the sale (from buyer).

Other than cozy, I primarily use a spread sheet for everything else.

The idea of multiple tenants gave me peace of mind that I was spreading the risk. 

You also have the beams helping with the tension on the floor joists from keeping the lower gambrel roof from spreading out.  

So my question and advice i seek is whether or not i just fix the issue and move on or do i fix the issue and finish the area making it livable and usable space (est. the additional space to be aprox. 2 bedrooms and maybe a media room due to windows)?

But I've never used it, because I worry that the misinformed would be hesitant about renting the place.The media likes to be overdramatic about asbestos, and this is what people remember....

Each additional rental helps spread the cost to make it more easily palatable.   

bankers see these all the time from realtors .. normally a spread sheet showing your experience IE list all your projects  I do one that has a days column at the top that shows days from cradle to grave..
