Hi @Hannah Singer while off market deals may net you the most meat on the bone I can certainly say as a relatively new investor myself in the Memphis market there are still plenty of deals to be had directly off the MLS!

I get their emails haven't followed through on one never seems like enough meat on the bone to even run the numbers.

This helps protect my personal assets from business liability and my business assets from personal liability.That said, most liability that would put me at risk would be negligence on my part, as I only have one employee.

However, I think the meat, even if broken up in little sausage links, is totally perfect for a forum or series of forums here on BP. 

If he wasn't my friend, I don't think he would have devoted as much time as he did with me at the start.The way it should be done is probably these steps to learning:1 - Find a local mentor that is willing to answer questions, and teach you the basics. 

I'm not sure how well the SAK's building in NY City cash flows, but I'd be happy to own it with no cash to me at all annually!

Honestly it did not impact me at all.  

After sending my HVAC guy out on the service calls, he calls me at 8 pm to let me know that all 3 units are shot, and that he didn't think it was a good idea to dump any more money into them.
