Finding off Market Deals

I have about $77,000 to purchase and rehab my first BRRRR investment property in Memphis, TN. I know that off market deals are my best bet but am hoping that someone can enlighten me on strategies for finding the deals and the process of buying a property without an agent like a step by step checklist of everything that I would need to do. Memphis is a big investor market so I am worried that I will not be able to compete with the experienced real estate investors to find deals. Does anyone have any advice? Thanks!

@Hannah Singer I created a checklist for out of state investors and shared on BP. Hopefully, this will be helpful. It's not specifically for the BRRRR strategy but may of the checklist items apply. Click here to view the post.
