Cash Flow or ROI? Which number do you focus on most in an investment?

Curious to know which numbers real estate investors look at when considering properties. Do the numbers vary depending on the property type (ex. single-family homes, apartment complex, etc.).

Not sure why the amount of cash flow is meaningful?

If you're making $100K per month in cash flow, is that good? What if you had to invest $50M in cash to achieve that?

For me, COC/IRR is the important metric.
