It is very possible that the foundation issues aren't a huge deal, but no matter what you need to make it a big deal.

Now, each time I can withdraw from this rental surpluses, I generally label it as "Withdraw from Owner".My question is: should I label these withdraws now as "Reimbursement # 1, # 2, ...to Owner (to reimburse for the roof replacement)" up to the value of the roof, or does it not matter?

No matter where, when, or what, each will require a good cleaning, and basic maintenance check.

You find out that there are a lot of things that go into a credit score, some things matter more than others (car loans / immanent repo, recentness of charge-offs/collections, etc.).

Incorporation and asset protection is a legal matter, best discussed with a *local* attorney with familiarity in real estate investment.
