So say the tenant that matches #1& #3 are the same.

It will depend on the details of the deal, the market and market trends, your talent to match the property to it's highest and best use in the neighborhood, ability and speed to get work done, and how deep your pockets are.

Get things that either wear hard (non-teflon cookware, pleather couch) or can be cheaply switched out (slip cover couch, Ikea duvet covers, open stock dishes to replace damaged ones and keep the set matched) if they get thrashed.A penalty-based cleaning fee (instead of a flat fee) will leave your guests feeling, well, penalized after their stay.  

I find motivated sellers and match them  buyers that are ready and get paid for it.

However, very few will ever match the success of Warren Buffet, because they don't execute his strategy correctly &/or aren't patient enough to allow it to play out over 20, 30, 40 + years. 

If I did want to resell it - the neighborhood is a solid neighborhood but it doesnt have elaborate build, features, or finishes so I would just try to match what is out there.

If you and/or your husband have a job with a 401k stock match.... 400 a month doubled(by company stock match make $800/mo) over 20-30 years compounded is a lot of money for retirement!
