I would suggest a local bank to get the conversation going.

I took them both to the local branch.

I would also recommend you reach out to your local county housing authority.

You're not going to get an attractive 30y amortization loan if you're using multiple properties as collateral.  

In that example used the person provided maid services, swimming and fishing instruction, mail delivery, information about local churches and other things.

Keep in mind that some of these obnoxious transfer taxes are not considered state or local taxes for tax deductions but rather increase the basis of the property as part of acquisition costs.

Local REIAs are a good place to network also.
