Look in the middle of the country at secondary and tertiary markets with stable and growing economies that are relatively diverse and not at the mercy of one large corporation. 

They basically just take assets from suppliers around the US and put a large mark up on them.

If you operate in a state in which by assigning contracts you are considered to be an intermediary and not a principal, then being a licensed real estate agent in that state is a large disadvantage when wholesaling (as defined by simultaneous close or contract assignment).  

There is a large military population and they are all over the but Virginia Beach is the more desirable for them unless you are renting in the Ghent section of Norfolk which is the nice section of Norfolk.  

Hard to compete with a large pile of cash...... well I guess there is an even bigger pile just around the corner.
