I do not know of a BRRRR opportunity that doesn't have a life cycle that costs less than like 22k including all out of pocket expenses and that's if your purchase is around 75k - 90k.When I am setting up a market for my clients, first thing I do is call some agents in the market.

If being near family is important today and you might move somewhere else in 5 years then look at the Virginia area and the market factors out there, appreciation, wage and job growth, supply-demand etc..

Great neighborhoods in Baltimore for BRRRRs?

Specifically, I'm looking for neighborhoods with a good amount of distressed 3+ bedroom townhomes for sale for $120k or less that require a moderate amount of renovation (no gut jobs or major structural issues) and that will get me a rent-to-price ratio of 1% or higher on the final ARV.Thanks in advance for any thoughts/ideas/suggestions!

How do I leverage against my current property?

I personally recommend that if you have good debt on the first one to take a heloc, and if your debt is meh to potentially look into cashout refi’ing on the 1st building and keeping your eyes open for the next opportunity :) Analyze both accordingly and talk to your lender as well as other investors to get their thoughts!
