@Steve Babiak  Even though the garage floor is gravel I think you have a point.  

The house has a poured concrete foundation and basement with a concrete first floor.

If anyone one could either post or PM me suggestions and recommended vendors for specifically drywall repair, flooring (both carpet and kitchen/bath flooring),painting and electrical I would appreciate any input. 

We are installing a new shower surround, the plumber just put in a new toilet, we are insulating the basement and replacing 2 windows to help with the heating costs, and putting in a hardwood floor in the living room to replace worn out carpet.

Was wondering if you know how much it would end up costing to do this. (4-plex, 2 storey, 1500sqft each floor)I read elsewhere that i'd need to get an engineer and the city involved, is this correct?

This time I fear the FED isn't going to be able to put a floor under it by dropping interest rates.I hope for everyone I'm just being a pessimist.  

Maybe investing in some sound proof ceiling/floor/wall?
