Rental Timing

BP Experts,

My wife and I bought a duplex and we're going to occupy one side and rent the other. The timing is going to be a little difficult to fill the empty side. 

Here's the situation; we close 8/19, the occupant on empty side moves out 8/31, and we'd like to advertise the unit for 9/1. We can't do any showings or an open house until after we close. Suggestions on how to fill the unit for September?

Why can you not show the house between the posession date and when the tenant moves out? Are you on good terms the the tenant? If you are on good terms with the tenant I would give home $100 to let you have bank of time to show the house while he is gone. Than I would schedule showing back to back. 

Unfortunately the hardest part is installing the first tenant on posession. The  awesome part is your given at least one month with no mortgage.
