Broker-dealers have historically avoided the part of the industry currently being served by the platforms as well because it is extremely hard to make any money there with all of the regulatory burdens absent some sort of RIA co-investment type model that is supplemented by other sources of revenue.  

We are interested in buy and hold properties, SFRs up to four plexes, to supplement our current incomes and create passive income for the future.

It's the Rhode Island Landlord Tenant Handbook and it's been around for 15+ years now (last updated in 2007 I think).I'd say it's required reading, and should be read before you read other, more generic (non-RI-specific) books on the subject, just to set the context and obligations framework in your mind properly.Note that the RI LTH is more or less a layman's translation of the RI Residential Landlord and Tenant Act (i.e., RI General Laws Chapter 34-18) which is the body of RI landlord-tenant laws covering things like security deposits, evictions, required notices & timelines, default rental terms (in the absence of a lease - not recommended), etc.So if you think the RI Landlord Tenant Handbook is dry, compare it to the source material (the laws) and you'll go back and think it's just fine and dandy :)Good luck and you can post any questions you have here on BP of course!

Sorry if that's a generic answer but can you be more specific about your current challenge?

It is only $395 including the text book and the supplemental study materials are phenomenal, including a math workbook and other online forums and videos for learning. 

Seems  to just go to a generic web page not a specific seminar.

If so, you could always help supplement your income by taking on roommates; that's how I started.

I figured the agent did the BPO at some point and was very wrong and is covering now to the potential buyers that push back.The other option is as you say, the FDIC created some generic policy to mitigate a distressed banks losses, and the bank is now trying to comply.

Fast forward a some years and now I'm making a good living doing that for a supplement company.
