You can earn a decent income in any of these jobs AND learn the industry at the same time (without spending a fortune on a 4-year college degree).

I am fortunate here, my rate (which is surprisingly good for the times) is locked till 07/03 and I still have time to reschedule the inspection and make it on time.

Fortunately all in I put $34,000 and now have it rented for $1600 a month.

California charges a fortune to have an LLC.  

I have been very fortunate to find a great property management company and realtor that are working with me and have been very helpful but as a new investor, I struggle to formulate creative ways to close the deals I come across.  

You may even think you've had good fortune because you kept the rents low, but that's not true.
