Make sure to factor in all expenses (CapEx, etc.).

SJREIA might be a bit of a drive for you for many meetings, but they're one of the bigger investor groups in NJ.

I think when a seasoned investor sees your hunger, drive, determination that they had when they were first getting started, they see a little bit of themselves and will be willing to help.

My flooring guy drives over to Dalton because that's where the distributor is.

not sure if they're open to a jv.. but just dealing with them on negotiating sales prices makes me cringe already. working wth them on a jv would drive me nuts. thanks for the advice.
