Getting High Appraisal for Refinance

I have a duplex I recently purchased for cash using a line of credit. The LOC rate is variable though so I want to get a term loan in place and pay off the LOC. This will require an appraisal. I am trying to figure out the best improvements to make to drive up the appraisal. For instance, there is 1980s terrible green-colored carpet in the living room - does it make sense to replace that? Does it make sense to replace the 1975 cabinets in the kitchen? Just wondering. Or do improvements not even matter that much since most of the appraisal value will be based on the income the property generates? Any advice is appreciated. Thanks.
