Lease expires at the end of June.I would like to move them to month to month when the lease expires. 

Make sure she sends a letter to cancel the first sale if the paperwork hasn't already gone through (guessing the dates expired). 

Maybe they have a cap that expires at each sale date?

Its safe to say we have no obligation to sell the house for the original purchase price since the contract expired in 2016 correct?
