Month to Month Question

We own a duplex and are considering selling this year.  We have tenants who have been with us for 4 years and last year they were looking to buy a house but did not for many reasons.  They are outgrowing the duplex and we are pretty sure they will be or may be currently actively looking for a house this year.  Lease expires at the end of June.

I would like to move them to month to month when the lease expires.  This situation would work best for them if they find a home to purchase and work best for us if we decide to sell and someone wants to owner occupy one side of the duplex.  We would plan to notify them of this change 90 days prior to the lease expiration.

Thoughts, my husband is letting his emotions get in the way.  He is concerned with what if the housing market continues to be crazy and they can't find a house and we end up selling to someone that wants to move in.

Thanks for any guidance.
