I get 10 horrible deals e-mailed to me every day.

I have read through the forums and excited to learn everyday.

So its not a problem of mental horsepower- just not enough bandwidth to run their everyday life + learning about real estate.The not feeling right isn't a comment on the people in the deal and how they jive- it is the balance of how to make sure everyone is taken care of.
