When you aren't an established contractor, it seems the only sub-contractors you can get charge way too much or they are the low hanging fruit and do shotty work.

Hi folks-We've operated two traditional rental properties in DC for the last few years, but are unfamiliar with Airbnb and short-term rental regulations and strategies. 

There are also Rules & Regulations that will likely contain these day-to-day operational restrictions. 

I already have a team established in KC: realtor, inspector, property manager, lender, etc.

They can regulate it themselves. 

I doubt the same rules and regulations apply for both states

It used to be good business but has become harder to make money with increased regulations and hurdles.
