Airbnb Regulations and Taxes in DC

Hi folks-

We've operated two traditional rental properties in DC for the last few years, but are unfamiliar with Airbnb and short-term rental regulations and strategies.  We just purchased a new personal home with a basement unit, and are weighing a traditional long-term lease or Airbnb.  We'd welcome any advice from those in the DC Airbnb scene regarding the new 2019 regulations.  They seem onerous to the point of non-compliance by most everyone, but welcome any stories of how others have navigated the regulations, tax reporting, etc.
