weve been together 5 years and have 2 children but one never knows what could happen. we are just trying to get as many 3 families as possible for now and hopefully be able to have 1 or 2 of our wives not have to work full time then save up and try a flip or two with an 'expert' investor friend we have.

I am working toward my first flip now and luckily I only have a '84 VW project rabbit that is worth more parted out than whole, so I don't have quite the dilemma as you.

I have an opportunity to buy my first flip — off market house from an elderly person moving into assisted living.

Expanding our fix and flip business in Bridgeport, CT / surrounding, and looking to expand our list of GC's.

Hello Ive flipped houses for a few years and have saved up $250+k and am looking into taking my business more in the direction of the passive income strategy.

On the flip side if we keep it until the loan matures (8 years) we’ll have a nice nest egg to fall back on assuming the housing market stays in good shape, and it’ll likely continue to appreciate but our cash flow as a percentage of the equity won’t be great.

The seller responded that due diligence does not apply on a cash sale you're going to flip.

Flipping a house counts a short term capital gains so if you make $20k profit on that flip you really are only bringing home $10-12k.
