You need a way to get all of them in one loan package to minimize fees Also, i would not recommend a line of credit.

We encounter this situation from time to time and we just explain to the potential tenant that we will more heavily weight their credit when considering their application and that we will need to see bank statements from wherever their money will be coming from to pay for their expenses.

for your first investment property I highly suggest getting your deal package together and pitch it to your local real estate clubs and raise funds through private money.

I encountered a number of situations that I couldn't influence or correct, no matter how hard I tried. 

You will need all those elements to get your first deals off the ground and then you can get a feel for the compensation package.
