They don't eat grits in Chicago.

I am anal about painting quality and as previously stated, fixing their mistakes costs more than eating the cost on the front end and charging it off to goodwill.

They will eat your cash flow faster than you can say "the water's fine, jump on in".I am down to one rental with a pool.

That said, it functionally is not prudent as you are sort starting in the wrong place with a big fat elephant in the room.  

@Tyler Fernandez, first of all let me commend you in being unafraid of eating the elephant.

And not surprisingly, her home is very well kept (can eat off the floor) and everything that breaks is fixed asap.

Forward anyone to our attorney(s) and eat the cost but let the attorneys deal with the stress.

Shane that would be a big fat NO to managing.If the person is moving out of state maybe they are selling cheap and you can buy it or get it under contract and assign it to another buyer.Find another way to make money on it but not to manage it!

I am also going to cut back my eating out so my total food bill per month should be around $400 for me.
