I’m an agent from Los Angeles that has sold going on 5 multi-units to LA investors for the purpose of both TV Production housing and AirBnb.Their cash flows are very healthy thus far, although this will depend on how you finance the acquisition.

With the information you have gave me, I'd say the 5% down with PMI is the best option, as you get to avoid the higher interest on the 401k loan and the marginally higher interest on the cash-out refi, and you get preserve more of your liquid assets.

Plan, Plan and Plan some more.By the time you are ready you should have alot of liquid capital (down payment and reserves), and 800 or higher credit score and a solid plan of attack.Will this take time?
