I've had tenants use porches and balconies as additional storage, collection point for garbage bags, grilling area, and laundry drying( that they never seemed to bring in) No vehicles parked in the yard. 

The properties have been self sufficient since the ink dried.

Hey @Scott Peters -Dry rot is caused by a moisture/water problem ... we see it a lot around sinks and bathtubs/showers. 

Termite infestation or dry rot damage on a window trim.  

Plus, many of their funding sources have dried up.

So the deals are drying up and the competition will get hotter.I'm not keeping these, so LTV doesn't come into play.  

Trying to bleed a property dry only leaves the value added potential for the next owner.

I just took a dry run and your form is actually what's pushing me to finally buy an iPad for my business haha, I like it.

When moisture is evaporating up though the slab and ultimately through your grout joints you'll get water soluble minerals that are left behind on the surface of the grout, its called "efflorescence", and yes, its very hard to clean.The only ways to avoid this is to check the subfloor with a moisture meter to be sure it's completely dry or installing a vapor barrier over the slab prior to tile. 

This also helps speed up drying time a bit too.I have no clue of the law if a tenant is at fault over a fire caused by not cleaning out the lint catch.
