Are there any commercial calculators or places to pull data from that will give me a way to cross check the number from our broker?

Based on your experience, are these costs applicable only to the Ogden/Weber County area or could they apply in areas further north like Box Elder County or south to say, Woods Cross/West Bountiful area?

I have read many forums about how that could be the best time to attempt to buy a property from a home owner, but that there are still boundaries I shouldn't cross.

I am hesistant to go through with tax lien certificates because my state and bordering ones are tax deed states different. 

its a super friendly place .. you would love it.cant believe you have not taken the tribe there.. just drive right up 97  through Omak and Oroville  cross border then slow down. they drive maddeningly slow in BC and you will get there probably  5 to 6 hours.. great scenery.. 

There are no borders to CRE, capital isn't restricted to local markets.

Just four months ago I wouldn't have said that because it would at that point in time been a waste of time.So far this month about half of the appraisals crossing my desk have been for above contract price, meaning the appraiser's opinion is that the buyer is walking into a bunch of free equity - $10k here, $44k there, $27k over yonder, and so on. 4 months ago that was rare.

You will learn LOTS here...I have been a real estate broker in Latah County (we are 90 miles below CDA...University town where University of Idaho is located with Washington State University just across the border...)
