I'd like to say that this website, forum and podcast has helped tremendously in providing content that is easily consumable, searchable and applicable to those on the hunt for financial freedom through real estate.  

Our goal really is to maximize ROI with regards to the updates and not go overboard.Supply/demand for GCs in the SF Bay Area is all sorts of out of whack, in favor of the GC and not the consumer. 

It’s definitely time consuming to drive up and down “the hill” for meetings with property managers and contractors ... but as i’m getting closer to having a full team of trustworthy individuals up there i feel less and less need to make the commute.

It is not my intent to undermine or disparage their business model and also think it is great for consumers to have options.

So I’m going to be more of a consumer of this thread than a contributor.But since you asked, I really do absolutely no marketing.  

Compliance is nearly impossible when there is a consumer on the buying end.

This assumes you're not carrying a bunch of consumer debt and have some emergency savings in addition to what you need to purchase your 1st place.

Wholesaling correctly is very complicated, expensive and time consuming.

It is stressful and time consuming trying to find tenants, if you are on a campus cycle it can be even worse.I might give back a deposit months before move in, but definitely not hours before.

Evictions are costly and time-consuming.
