Help a newbie determine where to start!

Hi everyone!

My husband and I are really wanting to change our careers and get into real estate/investing. More so on the investing side. We go to real estate workshops over and over again and are always offered help and a spot but only after we pay thousands of dollars. Can my fellow investors help me and tell me what is the best and most efficient way to get started? I want to mention, we would be walking into this with zero money in our pockets but a high desire to get into this! How did you all start? Do you find that having a real estate license first helps get your feet in the door or would that be a waste of time?

Making the right connections is probably the most important thing you can do.

I started with only a desire to succeed. No money or license. I researched a few different areas and focused on one, trustee auctions. I went to the auctions, a free seminar. Put together a plan to buy auction properties, rehab, and sell. Presented this to different people I knew who had money, got one to trust me with his money and it took off from there.

There are people in your area that will mentor you for free if they know you will use them for their services. Realtors and Lenders will treat you to many free lunches filled with advice and guidance.

So make a plan/presentation. Find realtors, lenders, high net worth people in your area and pitch it to them. Good Luck!
