My opinion is that you should get yourself a good competent realtor who will help coach you through this and that you can take care of paying by giving them the commission on the deals.

I know many people will say that coaching/courses arent necessary, and I can understand that.

You have to become a leader, delegator, motivator and put the right  people In the right role then coach them to success.

@Kian Golchin How do you think buying these with a group would help - is it to divide the risk or just that you'd like to have the coaching from someone who knows the formula?

Talk to them, network with them, find a few good wholesale deals (and I do mean good deals, so you can build rapport), and after you have a rapport you may be able to ask one or two for coaching/mentoring opportunities. 

Here's the gist of it: If you earn 150% of what you need to spend each pay, you can pay off your mortgage quicker by putting all of your income directly into your HELOC, and only withdraw the amount you need to pay your bills at the last available moment (to save on interest).Now, was that last sentence really worth the $3k that most of these "programs" usually charge you for their coaching/training in such "velocity"?
