A Borrower with an existing FHA-insured Mortgage on their own Principal Residence may qualify as a non-occupying co-Borrower on other FHA-insured Mortgages.Rental Income from other real estate holdings may be considered Effective Income if the documentation requirements listed below are met.

I am new to real estate investing and am open to everything!

It will be interesting to see how the business evolves in the coming years but my hunch is anyone who is charging hourly unless they have significant credentials will be pushed to the side.

Alternatively, once the existing tenant is out, you can lease at market rate.The real challenge of "non-landlord friendly" areas in the form of: your ability to adjust their rent from one lease term to the next, rent control issues that would limit your ability to ever push rent increases over time, any mandates on required renewal options for existing tenants (typically come with rent control measures) and the ease and speed with which evictions are processed. 

This was the easiest way for me to get into real estate and determine if this was something I wanted to pursue.
