Total cost for repairs would be $20k + 10k for upstairs generic repairs such as cabinets etc.A house 2 blocks away (same neighborhood) with same floor plan sold for $265k in May 2014.My questions are:1) what do you all think would be a good offer price?

The property was a 2/1 sq ft 1022 built 1956 block build with central air.

If not there can't be a cap rate since it's not producing cash flow.If you want to provide an address I'll see what others on the block/area have sold for in the last few months.
