If you have a deal, getting it in front of investors with capital and pitching it is probably your best bet. 

I don't do it all the time, but I use it as an additional tool for someone that is marginal.When a 50-year-old man with a credit score of 820 applies for one  of my rentals, I don't call his references or otherwise dig into his background because he's a sure bet. 24-year-old with a 610 credit score that just moved here to start a new job as a cook?

Other than that, your best bet is to get in touch with some wholesalers or start generating your own off-market leads. 

Essentially, investors are betting on the fact that NYC will always be a desirable place to live.
