Is the subject to / sell with owner financing option that makes this the more attractive deal somehow? 

It would only fulfill the owners needs in a very small percentage of cases.With the low interest rates, relatively easy money, and endless investment capital available today, an attractive property reasonably priced will easily sell so that there’s no inventive for a seller to consider a master lease instead unless the property is deficient in some way or he’s priced way above market.

@Nathaniel Walker After having owned 2 bed and breakfasts they can be just as lucrative as STR if you have attractions or good enough marketing to draw in your customer base.

Contrary to what you hear most trying to attract you is that it says it is the best way to go for people that do not have any money  and its fairly quick assignment fees. 

@Greg Dickerson Awesome feedback, I think it was just a fourplex with no HOA involvement,  The CAP does sounds pretty attractive with no vacancy and owner is willing to seller finance some or all of the deal. 

Decided to start my investment portfolio with SFH that are in decent areas to attract families.

Conceptually, when you are just renting the dirt and infrastructure, there is a lot of overlap in the "dynamics" that make storage so attractive. 

The tenants you will attract at that price range has a lot to do with location.
