Having the possibility of the seller get a lien or judgment attached to the house, not to mention entering foreclosure, would be way to risky for me.

Not putting together a P&L for the job, with receipts attached,  because the partner is "uneducated" and won't "understand" seems absurd.

If you're really attached to the idea of holding it as a rental and you think it will do well, convert it, rent it for 12-18 months and see how it goes.

@Matt Lefebvre thank you for your response and I’m leaning towards the 3 family but it’s more of a mental hurdle right now to adjust to 2 attached tenants instead of just 1.

The truth is that REI is like any other investment - anyone that says they can turn your $10k into $1m in a single year is either lying or selling you an investment with a hefty risk attached to it.

I don't add people unless they have attached a message and then I still may not add them because it could just be a question they want answered.

Looking at purchasing a property, shows that it has a 17,000 medical lien on it, property is not getting any bids, going on its 6th time up for auction, confident i can get it for the reserve of 37,000, the bank is owed 164,000, does that lien attach to me if i buy this property or does it get wiped since the bank is priority and they wont even break even?

Patio furniture will not.Anything not attached to the property is considered "personalty" (personal property), not "realty" (real estate).
