2nd Deal, looking for help on construction costs!!

Hello BP!

I am trying to put a multi unit deal together but am looking to maximize the rental potential. I am looking to turn a 350sf freestanding studio into an 800-900sf 2 bd or even 1bd. I am just not sure the cost of a new roof on this tiny freestanding unit, knocking a few walls down, etc. If anyone has any tips or advice, please let me know. Attached are a few pictures.
