Hello all,So after several years of doing studying and research and getting my ducks in a row, we are now finally making offers on properties that we want to BRRRR.

It sounds like a good case study, where the others could learn quite a bit, if you are willing to share some more details. 

So I have been studying REI for a couple of months and feel comfortable on moving forward on a property.

I've started studying up on real estate investing and am getting inspired by all the other members out there purchasing their first rental properties.

Studying and doing research on RE also counts as taking a step toward that goal.

I finished my real estate agent course and am studying for the state board.

I live in Elizabeth NJ and have been studying allot about real estate and wholesaling and I have some contracts I wanted to know if someone can go over for me to make sure I set up my contingencies clauses correct and what is in the contract is legal to do in the state of NJ before I start taking action and trying to get properties under contract.

Right now I’m studying/reading books/reading forums.

When I contacted the owner he originally wanted $190k, We went under contract at $180k with a short study period.
