Buy, Rehab, Refinance, Rent....or something like that. 

They tell me it needs light rehab of about $15,000...when in reality in needs $30,000.

In terms of rehab I'm looking to invest an additional $10,000 to make improvements, update, and clean up the house to add value.

The house I am currently rehabbing has a single bathroom on the second floor serving three bedrooms.

However I do know of a good looking triplex/duplex (depending on rehab) in New Smyrna Beach.

I want to use the Rehab Estimator calculator to start running the numbers to find good deals but I'm stuck on how to estimate the cost of repairs without totally guessing...

-Located near 2 major hospitals and 3 Universities -Original Rehab included 100% new bathroom, 100% new plumbing in the house, electrical updates, all new flooring, all new paint, and the addition of one new wall to create a "true" 3rd BR.

Just secured a good CPA and will be addressing the other holes in my team in the next couple of weeks. 

I have not received any paperwork past an addendum to a section of our lease stating the owner can designate in writing a new place to remit payment to, so nothing addressing a new landlord.

Upon rehabbing, she would probably get perhaps $2700 - $3500 rent per unit.
