If its a home that I believe is way below market value and in terrible condition ill send out letters every 2 weeks.

Ill only call myself and investor if i get my refinance out in a year from the BRRRR strategy.

@Michael Lee - I am sorry to hear of your illness and very happy to see that you are able to communicate so well after those setbacks.My thought is that you are married for a very long time and nobody knows you as much as your wife after all these years. 

Since I plan on holding property and not selling anytime soon Ill leave it as it.

Those that fail to close, making a contract with ill intentions also took the property off the market for the owner, they lose marketing time which can put them in a different period and cause a financial loss.
