Curious the pros/cons experienced.Through public records, I am able to run a report for all the 2-4 unit zoned/permitted residential multi-family (although I live in a duplex but the records show that it is a single family, guessing it was converted maybe without city permits/approval).I have played around with the tool and its easy to find the list and the owners of the property (be it a corporation or an individual).

Plus, you can have just one umbrella policy for the LLC to cover multiple properties which is much more efficient.Yes, if you are highly concerned about a lawsuit, then you need to establish LLC(s), refinance/finance with commercial loans (whose rates and terms are less favorable than conforming residential loans) so the mortgage is given by the LLC (and not you), and operate the LLC correctly to protect/maintain its corporate veil.So, sounds like you want to slowly change your existing LLC to a holding-type LLC?

I have said in other posts and others have as well long term tenants are going to loose as small landlords get out leaving the larger corporations and PM's that are constantly pushing up rents and everyone will be screening harder leaving marginal tenants having real difficulty finding housing.
