This is my 4 rental putting into service, I have never considered pets before and that new carpet and paddling that was just installed looks and smells great right now. 

I'm doing a lot of it DIY. 

Added back deck, busted out wall to install Pella sliding glass door, new vinyl plank flooring, new paint, and new Whirlpool appliance package.

The only landlords we've seen make rentals work in these areas are DIY's that either live in the areas themselves or are constantly driving by and visiting their properties weekly, if not several times a week.

Return and install valve with compression fittings that will not stop leaking. 

But at first blush, I'd say if your service is under 150 amps you don't have enough.And, installing and wiring all those baseboard heaters will require permits, too.You might be able to use the same circuits that are wired for the ACs for baseboard heaters.  

That is a bedroom to them and you'd have to bring it up to code (i.e. install the egress window).

I run an ozone machine every time I am there.I thought I got it, painted the walls, installed new floor and baseboards.
