With out being glib...every American rule of thumb you see on YT about whether a property "pencils-out" has to usually be thrown out the window.

@Nghi Le  All very valid view points, Trumps policies whether you like him or not has changed the worlds view of America as a business and how its conducted, Trade deals are more firm and American rates are great when dealing with them. 

I don’t want to fail the everyday American because this would not have been possible in any other country.
