I paid a couple hundred bucks to Video Genesis for their online training videos.

Had the same thing on a tenant that moved into one side of my duplex recently.Get's her paycheck put a debit card, no checking account, so she couldn't do the online option we planned.

Another thing I am not in WI so do I need to go there to create an LLC or can I do all this online? 

Practically speaking, that means that any safety issues (unsound structural items, unsafe wiring, etc.) and "broken" systems of the house (plumbing, heating, insulation, etc.) will need to be fixed.

Just make sure that you know your local laws.You can usually do an online search to find someone that will place them.

I checked county tax records online and all 3 are up to date.

Just remember, however, that there are people that utilize an online persona to be less than honest.

and now I'm feeling pretty stoopid.  I thought the $1k fee was fairly reasonable compared to another "big name" educational entity,(scam?) but once I started reading the free e-book, I began to sense that the "course"...

Attend some real estate investment clubs in the area and learn what is going on.  Line

I havent been able to find anything online about this or what the specific advantages are.
