I would much prefer to use a lock where I can add codes for unique visitors (such as tradespeople) so I know exactly who gained entry and when (plus their access can be removed with ease once the job/their stay/etc. is done).

If you are concerned, I would ask the buyer.As you note, assignability is not necessarily proof of her being a wholesaler.  

The hardest part is figuring out unique ways to get in front of motivated homeowners.
