Rural town single family rentals

Hi, my name is Jonathan Propst and I am a newbie looking to get my first deal. I live outside Memphis, Tn which I know is a hot rental market, but I've been looking at properties in more rural TN. I don't have a lot of capital to start out with and there are tons of properties in my price range further out. 

I was wondering if anyone had experience with properties in rural areas and what pit falls might be unique to these kind of deals. Also, would it be a bad place to start for a new investor?
