Maybe split into:-- 2, 3, 4 plex MF (unique financing similarities--can find owner-operators, Live onsite an attractive option)-- 5 to 79 units (some financing similarities--probably no onsite manager/maintenance tech--can find owner-operator/managers here)-- 80 units and up (some financing similarities--about where an onsite professional manager/maintenance tech can be used--golf carts, certified techs on payroll, pools, gyms, etc...)Just my 2 cents.

As most have referenced, the best advice will come from an experienced, trusted lender who will be able to go over the specific options unique to your background and goals.Perhaps an unpopular opinion, but unless you are buying a multi-unit residence (i.e. duplex, etc) I would suggest a conventional loan over an FHA loan.
