Attn: Moderator - split forum into SMALL and LARGE multifamily
Dear moderator and fellow investors,
I would recommend splitting the forum into two forums: small multi-family forum and large multi-family forum.
These are two completely different animals in almost every aspect (underwriting, financing, management, working with brokers, etc.). Where is the line between the two? Not sure but probably there is no need to define a clear line. Each contributor will know where to post.
In my case, I deal with larger MF assets and find much of the forum discussion irrelevant to me. I'm sure people dealing with SMF properties feel the same way about some of the content.
What do you think?

Occasionally forums are considered for splitting or adding, but in all honesty we already have a pretty significant sum of forums available to readers at this point and you could make this same argument about virtually any of the forums. Then the forums become unwieldy and bewildering. Increasing number of possible forums actually decreases participation, not increases, despite what might seem intuitive. Do a Google search on number of products available and sales figures and you will get what I'm talking about if it doesn't make sense.
The easiest answer is: if it's irrelevant to you, skip it and move on to something that's relevant. I have to do this in many, many forums every day :)
