@Joseph Garner yeah I finally got some info from a broker today , it’s currently renting for $2495 gross a month One unit is vacant that would bring it up $3250 .

How have I taken the plunge:1] I have visited 2x single family homes in the past 2 weeks.2] I have visited 2x duplex properties today [See attached file for the duplex of interest].3] I have obtained bank pre-approval for a loan. 

The deep discounts and great deals we saw 3 plus years ago, are much harder to find today.

If anyone have any tips on how to start investing in south Florida or even other states, I'd appreciate your input :)I listened to the podcasts with Ashley Hamilton and  Felipe Mejia today and found them very inspiring.

We went over there today to complete the inspection - they had just gotten the utilities turned on - and saw water in the basement.

I just passed along a $75k tenanted duplex to one of my investors today.

What are you seeing today? 

I was hesitant to say no to these people as they seemed polite.I sent an email with my regrets today declining their application siting low credit as a reason.

I'm not sure of the status of these two programs today, but worth taking a look.
