This is not a deal from a cash flow perspective, but I'd look at three other things.1) What is the property worth?  

Plus, the local REIA is a wealth of in-depth knowledge of local cities, markets, rental rates, etc.I always remind our REIA members that successful investing (including finding your dream vacation/rental home) always comes down to three main things:1) knowing what you want,2) having a great reason for wanting it,3) and then letting everyone know both of those!

So having one isnt the best, so I'd say three is the sweet spot where you can have a cleaning person to turn your units financially efficient.

I have looked at the rents you can get for a three bedroom townhouse renting to regular people and then if it is rented by the room to students.

I invested for years before getting my license, just because I have only had it for three years doesn't mean I don't have enough experience.
